Ever wondered where Perth’s most expensive streets are? The answer, perhaps unsurprisingly, lies mostly in two western suburbs.
New data from the Real Estate Institute of WA shows that, over the past 12 months, the majority of streets with the highest property sale prices are in Dalkeith and Cottesloe.
While the majority of the premium value streets can be found in those two suburbs, leading the way as the most expensive street in Perth is Forrest Street in Peppermint Grove.
The average property sale price on Forrest Street was $9,213,750. Just four houses sold on the strip during 2025-26 for a collective sale price of $36,855,000.
Coming in second place was Victoria Avenue, which spans across Dalkeith and Claremont, where the average property sold for $7,933,333. Six homes sold across the year and came in at a total of $47,600,000.
REIWA president Suzanne Brown said the make-up of the list typically varied from year to year based on what has sold during the relevant period, but usually were made up of western suburbs streets.
“Perth’s most expensive streets are located in prestigious coastal or riverside precincts where properties are usually set on large blocks, have water views or easy access to the coast or river, and are close to esteemed schools and lifestyle amenities,” Brown said.
“Forrest Street in Peppermint Grove is a tightly held locale, close to both the Swan River and Cottesloe Beach. The street is home to several heritage or architecturally significant estates on generously sized blocks.
“Its average was lifted by two sales over $13 million in 2025-26, reflecting the value placed on substantial properties close to the river, private schools and amenities in Claremont and Cottesloe.”
Brown said Victoria Avenue was a prized location that runs parallel to the Swan River.
“Here, outlook and land size can produce exceptional prices. Its average was heavily influenced by two transactions above $15 million, including one on 2681sqm, highlighting the premium attached to the street’s largest or best-positioned river-oriented properties.”
Last year, Saunders Street in Mosman Park took the top spot as the most expensive street in Perth, with homes selling for an average of $10,250,000. Four houses sold over the span of 12 months coming in at a total of $41 million.
Out of the top 10 most expensive Perth streets this year, Dalkeith and Cottesloe made up 60 per cent of the list.
Peppermint Grove, City Beach, North Beach and Attadale made up the other four streets.
“Branksome Gardens, City Beach is a popular, private enclave, tucked in behind Challenger Parade, and offering easy access to the dunes and beach,” Brown said.
“It’s seen a lot of redevelopment over the years, and is home to some stunning modern residences, many of which offer water views.
“The 2025–26 sales included both older homes with redevelopment potential and substantial contemporary residences, three of which sold for over $8.5 million.”
She said Perth’s high-end property market performed “extremely well” in 2025-26.
“Demand for homes in premium areas remains strong, driven by location, land and lifestyle,” she said.
