Buying a home in Mumbai has always involved a trade-off between location, space and price. But Andheri West is increasingly drawing homebuyers looking for a combination of all three, with better connectivity, established social infrastructure and a growing supply of premium homes making it one of the city’s key residential markets.

The neighbourhood is seeing a shift in the kind of housing being developed, with builders increasingly targeting buyers who want larger homes, modern amenities, greater privacy and a better quality of life. Infrastructure upgrades, redevelopment and new luxury projects are adding to its appeal.

PROPERTY PRICES CLIMB AS DEMAND FOR PREMIUM HOMES GROWS

Property prices in Andheri West have risen steadily over the past few years, with the pace of growth picking up in 2026.

According to 99acres data, average residential property prices in the area increased from Rs 33,950 per sq. ft. in January-March 2023 to Rs 36,100 per sq. ft. in the same period in 2025. Prices rose further to Rs 39,350 per sq. ft. in January-March 2026, marking a 9% year-on-year increase.

By July-September 2026, average prices had climbed to Rs 41,950 per sq. ft. This marks a sharper rise than the annual price increases of around 3% recorded in 2024 and 2025.

The trend points to growing interest in the neighbourhood, particularly as buyers look beyond basic housing needs and seek homes that offer more space, better layouts and lifestyle amenities.

CONNECTIVITY, INFRASTRUCTURE ADD TO ANDHERI WEST’S APPEAL

One of Andheri West’s biggest advantages is its connectivity to different parts of Mumbai. The suburban railway network and Metro Lines 1 and 2A provide access to key areas, while Metro Line 3, also known as the Aqua Line, and Metro Line 7 add to the wider connectivity network.

Upcoming infrastructure projects, including the airport extension and the Bandra-Versova Sea Link, are expected to further improve access across the city.

The neighbourhood also has established schools, hospitals, shopping centres, restaurants and entertainment options. For homebuyers, this means access to everyday services without having to travel far.

Together, these factors are helping Andheri West appeal to buyers who want to balance work, family life and convenience in a city where commuting can be a major consideration.

DEVELOPERS BRING MORE PREMIUM HOUSING PROJECTS

The changing profile of demand is also reflected in the projects being launched in the area. Developers are focusing on premium homes designed around space, privacy, amenities and comfort.

Redevelopment is also changing the housing landscape in established parts of Andheri West, creating opportunities to replace older buildings with newer residential developments.

Samir Jasuja, founder and CEO of PropEquity, said the area’s transformation into a premium residential hotspot was being driven by infrastructure upgrades and a major wave of redevelopment.

“Luxury housing in Andheri has surged significantly, with launches above Rs 3 crore expanding more than 10x between 2020 and 2025 to reach around 1,800 units,” he said.

Jasuja added that luxury housing’s share of launches in Andheri rose from around 17% to approximately 49% during the same period.

He said buyer preferences were also changing, with demand increasingly extending beyond location and carpet area to include larger, better-designed homes, curated amenities, privacy and wellness facilities.

Andheri West has also attracted developers looking to expand their presence in Mumbai’s premium housing market.

Aakash Ohri, Managing Director and Chief Business Officer at DLF, said, “We are seeing growing interest in established locations such as Andheri, where connectivity and access to key business and lifestyle hubs continue to underpin demand for premium housing. We believe this part of the city will remain an important focus for us as we deepen our presence in Mumbai.”

WHAT MAKES ANDHERI WEST ATTRACTIVE TO HOMEBUYERS?

According to Ashwinder R Singh, Vice Chairman, BCD Group and Chairman, CII Committee on Real Estate (NR), “Andheri West’s luxury boom rests on five drivers. Top-tier developers are redeveloping ageing societies and MHADA colonies into premium towers. Metro Lines 1 and 2A, plus the upcoming Versova–Bandra Sea Link, sharpen connectivity.”

He added, “Buyers priced out of Bandra and Juhu move north for larger, newer homes. Proximity to the airport, BKC and the film industry anchors demand. Post-pandemic buyers want branded, amenity-rich homes that only redevelopment here can deliver at scale.”

Simply put, for buyers, the appeal of Andheri West lies in the combination of an established neighbourhood and newer housing options. Its transport links and social infrastructure make it a practical choice for everyday living, while premium developments offer larger homes and amenities that may not be available in older residential buildings.

The rise in property prices also reflects the growing interest in the area, although affordability remains an important consideration for buyers looking at higher-priced homes.

As developers continue to launch premium projects and redevelopment reshapes older residential pockets, Andheri West is taking on a more prominent role in Mumbai’s luxury housing market.
