The Brihanmumbai Municipal Corporation (BMC) has taken action against unauthorised construction at actor Ajay Devgn’s bungalow in Juhu, Mumbai. The civic body demolished certain portions of the property on October 12 after the construction work allegedly continued despite a notice directing that it be stopped.

The bungalow, located in Kapol Co-operative Housing Society in Juhu, was reportedly leased to Florian Hurel Salon Private Limited. The company had started work at the premises, including internal modifications, partition walls, the installation of windows and other construction-related changes, allegedly without obtaining the necessary permissions.

The BMC confirmed the demolition and said, “The Brihanmumbai Municipal Corporation (BMC) has taken action against alleged unauthorised construction at actor Ajay Devgn’s bungalow in Juhu. The municipal corporation has demolished certain portions of the bungalow.”

The BMC’s Building Proposal Department had not granted the required approvals for the interior work being carried out at the property. The civic body subsequently initiated demolition proceedings after the work allegedly continued despite the notice.

BMC issued notice on September 10

On September 10, 2026, the BMC issued a notice under Section 354A of the Mumbai Municipal Corporation Act, 1888, directing the owner or occupant of the bungalow to stop the work immediately and submit the necessary permissions and documents from the relevant authorities within 24 hours.

The notice pertained to the property bearing CTS No. 841, Plot No. 10, in Kapol Co-operative Housing Society, Juhu. It reportedly said that construction work involving Siporex blocks was being carried out without the required permission.

However, the work continued despite the notice, prompting the civic body to demolish portions of the unauthorised construction on October 12.

The 7,802-square-foot bungalow, situated at Plot S-10, N S Road No. 11, in the JVPD Scheme, was reportedly leased to Florian Hurel Salon Private Limited under a registered leave-and-licence agreement dated August 10, 2026.

According to the details provided, the agreement was for five years and involved a total amount of Rs 10.61 crore. The monthly rent was set to begin at Rs 16 lakh, with an annual escalation of 5 per cent.

The Devgn family had also sought a no-objection certificate (NOC) from the housing society to lease the bungalow to the salon company. In a letter dated July 22, 2026, the society’s then-authorised officer confirmed that Veena Virendra Devgan and Vishal, also known as Ajay Devgn, were members of the society and the legal owners of the property. The letter also said that the society had no objection to the property being leased.

However, the housing society reportedly maintained that its NOC permitted the bungalow to be leased on a leave-and-licence basis but did not explicitly authorise a change in use from residential to commercial. It also argued that the NOC did not permit structural alterations or changes related to services at the property.
