The Mumbai civic body on Monday began demolishing alleged unauthorised alterations inside flats at Rustomjee Crown, a luxury residential complex in Prabhadevi.
The Brihanmumbai Municipal Corporation acted following complaints by RTI activist Santosh Daundkar about the alleged enclosure of common spaces, merging of flats and misuse of areas excluded from Floor Space Index calculations.
Daundkar alleged that some residents had incorporated common areas measuring between 450 and 800 square feet into their flats. He estimated the market value of each such space at Rs 2.25 crore to Rs 2.50 crore, based on prevailing property prices.

The BMC carried out demolition work in three flats on Monday. A team of 15 labourers and 10 civic officials and staff conducted the operation under police protection.
The drive is expected to continue over the next few days.
128 NOTICES ISSUED OVER ILLEGAL WORK
In a communication to Daundkar in March 2026, the BMC said it had issued 128 notices over alleged unauthorised work at the complex.
The notices were issued under Section 354A of the Mumbai Municipal Corporation Act and Section 53(1) of the Maharashtra Regional and Town Planning Act.
The civic body said further action would be taken after following due process and in accordance with a Supreme Court judgment cited in its communication.
Rustomjee Crown has two completed wings, A and B, each with 63 floors. A third wing, C, is under construction and is expected to have 65 floors.
The complex has three- to five-bedroom apartments measuring between 1,335 and 3,072 square feet. Daundkar claimed in his complaint that politicians, businesspeople, foreign consulate officials and senior corporate executives own or occupy flats in the development.
G-South ward officer Swapnaja Kshirsagar did not respond to repeated calls and messages seeking comment.
