The Shire of Murray has agreed to change its planning scheme so a Pinjarra site can be used for residential development.
The council agreed at its September 24 meeting to rezone Lot 110 Hampton Road in Pinjarra from “residential development” to R30 and R40.
Five lots fronting Hampton Road will become R40 and the rest of the 2.024ha site will become R30.
The change was prompted after a proposal to create a 47-lot subdivision on the site was rejected in April because of its previous zoning.
Cr Rob Cashman asked if the amendment was being proposed because it was “generally the right planning outcome” or if it was intended to help the applicant with the rejected subdivision.
Director of planning and sustainability Rod Peake said the subdivision proposal was consistent with the shire’s vision for the area but it would also help the developer get approval for a subdivision.
A report to the council said the site was a “logical, contained infill opportunity” which was not likely to affect the development potential of the wider area.
The Belswan Pinjarra Retirement Village is to the north and west of the site.
“The (zoning) is broadly consistent with the density and built form of the adjoining Belswan Pinjarra Retirement Village, meaning the proposed coding would produce a built form outcome that reads as a logical continuation of, rather than a departure from, its established residential context,” the report said.
“The proposed amendment would facilitate the delivery of additional housing product, supporting local construction activity and contributing to the shire’s rating base.”
In 2008 the site was approved to be subdivided into 31 residential lots but this approval lapsed in 2012 without being acted upon.
