The search is on for a developer to turn the former Dixon Road playing fields into an urban precinct and meet an expected surge in demand for housing.
The State Government opened expressions of interest to deliver housing and community amenities at the 18ha site last week.
It is looking for developers who will be able to fast-track housing delivery.
The site is in the Rockingham Strategic Metropolitan Centre and considered one of the most significant redevelopment opportunities in the region.
It is close to major employment and industry areas, including the Henderson Defence Precinct, Fleet Base West, the planned Western Trade Coast expansion and the future Westport development.
Its redevelopment comes at a critical time for the region, with major projects such as AUKUS and Westport driving economic growth and increasing demand for housing and employment.
The population in the Rockingham area is forecast to grow by about 52,000 people by 2036.
Housing demand is also expected to increase due to the AUKUS program and defence industry expansion, which is expected to create about 10,000 direct jobs over the next 20 years.
The City of Rockingham has long advocated for the site to be redeveloped into a precinct featuring medium to high-density housing, jobs and public spaces.
Mayor Lorna Buchan said the EOI was an important step towards realising the long-held vision for the site.
“This is a once-in-a-generation opportunity to transform a strategically located site into a thriving urban village that delivers homes, jobs and great public spaces for our community,” Ms Buchan said.
“The city has carefully planned for this type of development through our city centre plan, adopted earlier this year by the WA Planning Commission, and we welcome the State Government’s leadership and collaboration in progressing the project.”
Submissions close at 4pm Friday, July 3.
